Project Overview
The Construction of MEP Works and finishing work for Parcel 4 business park at KFUPM Khobar is undertaken by El-Masa El Zahabia Contracting Company to deliver to Ammad Business Park . The scope of work for this package includes the full execution, integration, and commissioning of Mechanical, Electrical, and Plumbing (MEP) systems, along with all architectural finishing works required to deliver a fully functional, highquality facility.
Scope of Work
Mechanical Works
- HVAC systems installation (chillers, AHUs, FCUs, ducting, insulation)
- Ventilation and exhaust systems
- Chilled water piping networks
- Pumps, valves, and mechanical room equipment
- Testing, balancing, and commissioning of all mechanical systems
Electrical Works
- Medium and lowvoltage power distribution
- Transformers, switchgear, panels, and cabling
- Lighting systems (internal, external, emergency)
- Earthing and lightning protection
- Lowcurrent systems (BMS, fire alarm, CCTV, access control, data networks)
- Final testing, commissioning, and integration with central systems
Plumbing & Firefighting Works - Water supply and drainage networks
- Pump rooms and water storage systems
- Sanitary fixtures and accessories
- Firefighting systems (sprinklers, hydrants, hose reels, FM200/clean agent systems)
- Pressure testing and commissioning
Architectural Finishing Works - Internal partitions, ceilings, and wall finishes
- Painting and decorative finishes
Project Objectives - Deliver a fully integrated MEP system meeting KFUPM standards and international codes
- Achieve highquality architectural finishes aligned with the Business Park’s premium design
- Ensure seamless coordination between trades to avoid rework and delays
- Complete testing, commissioning, and handover with full documentation and compliance
